JR Pearce is the Founder and Managing Partner of BG Pearce, an independent real estate investment platform focused on value-add real estate strategies. With 30 years of experience and a track record of driving performance at scale, JR launched the firm in 2025 to bring a more agile, entrepreneurial approach to private markets investing.
Prior to founding BG Pearce, JR served nearly 12 years as a Senior Investment Officer at the $14 billion Sacramento County Employees’ Retirement System (SCERS), where he managed a $3 billion global portfolio and led over $500 million in annual capital deployment. His investment leadership earned national recognition, including Medium Real Estate Investor of the Year by Investments & Pensions in 2022.
Over his career, Mr. Pearce served in various senior leadership positions in real estate investment, development, and finance with a range of organizations including institutional investment manager, public pension funds, real estate development company, and real estate owner-operators. Mr. Pearce’s financial background along with his broad real estate experience has enabled him to direct and oversee over $7 billion in real estate development and investment projects across the United States.
JR holds an MBA in Finance from Loyola College and graduated cum laude from Towson University with degrees in Finance and Economics. He is a Certified Public Accountant (inactive) and a licensed California Real Estate Broker.

David Kim
David S. Kim is Co-Founder and Managing Partner of Bascom. Bascom has completed over $28.9 billion in multi-family and commercial value-added transactions since 1996, including over 428 multifamily transactions and 110,000+ units. Bascom has ranked among the top 50 multifamily owners in the U.S. Bascom’s subsidiaries and joint ventures include the Bascom Value Added Apartment Investors, Shubin Nadal Associates, Spirit Investment Partners, REDA Bascom Ventures, Bascom Northwest Ventures, Bascom Arizona Ventures, Harbor Associates, CRES, Meridian Bascom Ventures, and Realm Group. Bascom’s subsidiaries also include Premier Workspaces, one of the largest privately held executive suite, co-working and shared workspace companies in the U.S
Prior to founding Bascom, Mr. Kim served as a Senior Analyst and Development Associate, from 1989 to 1995, for the Disney Development Company, a wholly owned subsidiary of The Walt Disney Company, where he was responsible for business development and analysis of more than $400 million in retail, office, entertainment, and residential projects. Prior to joining the Disney Development Company, Mr. Kim served as Portfolio Associate with the State of Wisconsin Investment Board.
Mr. Kim holds Bachelor of Business Administration degree in Real Estate & Urban Land Economics and in Marketing from the University of Wisconsin-Madison, and has attended executive level programs at the Massachusetts Institute of Technology. He often serves as guest lecturer at the University of Wisconsin-Madison, University of Colorado, University of Southern California, University of California Los Angeles and Irvine.
Mr. Kim currently serves and has served on the Board of Directors for the Orange County Sheriff’s Advisory Council, the “I Have A Dream” Foundation of Los Angeles, Theta Chi PSI Chapter Foundation, The U.S Fund for UNICEF Southern California, University of California, Irvine Center for Real Estate, University of Colorado Center for Real Estate, University of Texas, San Antonio Real Estate Finance and Development Founders Council, University of Wisconsin Real Estate Alumni Association, Urban Land Institute (ULI), Young Presidents’ Organization – Golden West Chapter, The Pedro Pallares Autism and Behavioral Health Foundation, Boys Hope Girls Hope of Southern California, and Life Restoration Network. Mr. Kim also serves on the advisory board of the Special Olympics Orange County.
Mr. Kim was a recipient of the Real Estate Conference Group’s Apartment Executive of the Year in 2004, Orange County Business Journal’s Entrepreneurship of the Year Award in 2010, and was recognized in the 2011 Multi-Family Executive Magazine. In 2016, Mr. Kim was awarded with the prestigious Entrepreneur of the Year Award by Ernst & Young.

Jerome Fink
Mr. Fink oversees Bascom’s transactions team, which handles property acquisition, financing, refinancing and disposition. Over the past 28 years, Mr. Fink has developed the firm’s investment strategy of acquiring and repositioning undervalued and distressed multifamily assets. Mr. Fink has been responsible for designing and implementing Bascom’s deal acquisition process, including deal sourcing, due diligence process, debt and equity financing, legal negotiation, closing and disposition analysis and process. Mr. Fink has overseen the acquisition and disposition of over 157,686 units for total transaction cost in excess of $20.5 billion.
Prior to founding Bascom, Mr. Fink acted as Senior Acquisitions and Sales Manager from 1991 to 1995 for Pacific Mutual Life Insurance Company. His responsibilities included market assessment, property identification and negotiation, and the acquisition and disposition of real estate investments. Mr. Fink holds a Bachelor of Science in Electrical and Computer Engineering and a Master of Business Administration in Real Estate and Finance from the University of Wisconsin-Madison. He is a member of the Institute of Real Estate Managements (IREM) and Turnaround Management Association (TMA). Mr. Fink is a licensed real estate broker in the state of California, a Certified Commercial Investment Member (CCIM), a Certified Property Manager (CPM), a Certified Mergers & Acquisitions Advisor (CM&AA), and a Certified Turnaround Professional (CTP). He has appeared as a guest speaker at various functions, including those for the Urban Land Institute, University of California Los Angeles and Irvine, University of Southern California, and other assorted industry events. Mr. Fink previously served on the Board of Directors for the Wisconsin Real Estate Alumni Association and is currently a member of the USC Lusk Center for Real Estate Executive Committee. He currently serves on the board for the Young Presidents Organization (YPO) California Coast and California Coast Gold chapters.
In 2004, Mr. Fink was awarded the Apartment Executive of the Year by the Real Estate Conference Group, the industry’s largest and most prestigious multifamily conference on the West Coast, and was later awarded the Rising Star award by the University of California Irvine Center for Real Estate in 2008. Mr. Fink was also recognized in the 2011 Multi-Family Executive Magazine. In 2016, Mr. Fink was awarded the Ernst & Young Entrepreneur of the Year, Orange County.
Derek Ming-Dar Chen
Mr. Chen oversees Bascom’s corporate finance and strategic development. He is the founder and chairman of the Chenco Holding Company, LLC, a Las Vegas-based investment holding company established in 1991 that specializes in real estate and venture capital investments, including investment in raw land, housing development, multifamily residential and industrial redevelopments. Mr. Chen is also a co-founder of China Prosper Investment Management which is a Mainland China licensed private equity management company. Its investors include China Postal Service and CITIC, the country’s premier investment house.
Mr. Chen serves as the President of The International Leadership Foundation and was a board member of the National Asian Pacific Center on Aging. Both foundations are well recognized in the U.S.
In 2004, Mr. Chen was named Apartment Executive of the Year by the Real Estate Conference Group, the largest and most prestigious multifamily conference on the U.S. West Coast. In 2005, Mr. Chen was also a recipient of the National Director’s Award for Access to Capital, given by the U.S. Department of Commerce’s Minority Business Development Agency. In 2007, Mr. Chen received the President’s Call to Service Award from the President’s Council on Service and Civic Participation.
Mr. Chen studied Chemical Engineering at the National Taiwan University; and holds both a Master of Business Administration degree in Real Estate and a Master of Science degree in Finance from the University of Wisconsin-Madison.
